Government mortgage programs can help you become a homeowner with their flexible credit requirements and low down payments. Government-subsidized home loans can be easier to qualify for and may require little or no money down. The three main types of government-subsidized home loans are FHA Loan, VA Loan, and the USDA Rural Loan Program.

Types of Government Mortgage Programs

  • FHA Mortgage Loan

    FHA Government loans provide flexible credit guidelines and requirements while offering low down payments and are popular among first-time homebuyers.

    In order to be eligible for an FHA-insured mortgage, a borrower must:

    • Occupy the property as the principal residence
    • Possess a valid social security number
    • Have a two-year employment history
    • School and military service count towards this two-year requirement
    • Not be delinquent on any federal debt such as a student loan or other FHA-insured mortgage
    • Meet flexible credit requirements
  • VA Mortgage Loan

    VA loans supply home financing with a no down payment option, no mortgage insurance requirement, and flexible credit guidelines. The VA Loan is a home-mortgage option available to United States veterans, service members, and not remarried spouses. VA Loans are guaranteed by the U.S. Department of Veterans Affairs (VA).   • USDA Mortgage Loan

    Any individual or family planning to occupy a home located in an eligible rural area as their primary residence may qualify for a USDA Rural Development home loan.

    The USDA guarantees a mortgage issued by a participating local lender. They are similar to FHA and VA-backed loans and allow you to get low mortgage rates, even without a down payment. If you put little or no money down, you will have to pay a mortgage insurance premium.

  • Equity Builder Program

    Bellwether participates in the Federal Home Loan Bank of Boston's Equity Builder Program, which assists eligible local homebuyers with down-payment and closing costs as well as homebuyer counseling and rehabilitation assistance.     Bellwether participates in the Federal Home Loan Bank of Boston’s Housing Our Workforce (HOW) program. HOW assists eligible members to help local homebuyers earning more than 80% and up to 120% of the area median income with down payments on owner-occupied primary residences on a first-come, first-served basis.
